NORTH STREET QUARTER

In 2016 Lewes Community Land Trust continued to ‘engage constructively’ with Santon over the proposed redevelopment of the North Street site in Lewes. Santon (now Artisan) has entered into a partnership to redevelop the whole area with Lewes District Council (DC), which owns a large part of the total site area.  We continued to engage with the Sounding Board (a body which represents the Lewes Chamber of Commerce, the Friends of Lewes and the Lewes Town Partnership and ourselves amongst others) at regular meetings with Santon.

The start of the project has been delayed by a number of factors, but the revised start dates in 2018 will be triggered by the completion of the new factory building for Gosnells on the Malling Brooks site. Once the factory is relocated (project Jan 2018), demolition of old buildings in phase 1 will take place, the new access road will be constructed and site preparation will be underway. Projected start date for building is 2018

 

Our Memorandum of Understanding with Santon, signed in Nov 2015, remains valid and we fully expect to deliver a shared equity scheme of  15 homes as agreed, although this is likely to be in phase 2 of the scheme, and therefore unlikely to be delivered before 2020.

LDC/Community Housing Fund

Lewes District Council is seeking to work in partnership with Lewes Community Land Trust to deliver a cluster of affordable rented housing on a site that it owns. The Community Housing Fund allocated by central government in Dec 2016 for community-led housing would be used to support this development.

 

The cost of development including professional fees would be carried by LDC, but at point of completion Lewes CLT would need to have raised funds to purchase the properties in order to rent them out to tenants on affordable rents.

 

We are developing an allocations policy, which will need approval of LDC and the South Downs National Park. This will require prospective tenants to be on the council waiting list, but will allow us to prioritise availability to those with genuine local connections.
